Custom pool builder in Dripping Springs, Texas.
Dripping Springs was the first International Dark Sky Community in Texas, and that shapes every light we specify around a pool here.
Lots, soil and terrain in Dripping Springs.
Three offices can issue the permit. Inside the city limits it is the City of Dripping Springs Building Department through the MGO Connect portal: up to five business days to accept, first comments within ten business days of paying fees, next-day inspections. The ETJ is more than four times the city's land area, and whether a subdivision there gets a full city review depends on its development agreement; outside both, Hays County Development Services handles it. Every pool is checked against the lighting ordinance: fixtures under 3,000 K, 25,000 lumens per net acre, no uplighting without a shielded, stamped plan. Septic comes first: the environmental health inspector approves the drainfield setbacks before construction review begins.
The ground is Upper Glen Rose limestone with bedrock usually within 18 inches. Excavation is rock on nearly every lot, and the shell bears on limestone rather than expansive clay. The city counts the pool's water surface as impervious cover against a location-specific limit. Lots run larger than anywhere else we work: Saratoga Hills is gated, 1.5 acres and up; Headwaters is one to three acres with long views; Rim Rock in Driftwood is raised half-acre-plus homesites on septic; Howard Ranch off RR 12 is acreage estates. Driftwood sits on the Edwards Aquifer recharge zone, where TCEQ exempts a single home only on a lot over five acres or under 20 percent cover.
Acreage, elevation and a legal limit on light produce a particular pool. Ridge lots in Saratoga Hills and Headwaters ask for a vanishing edge toward the view. Thin soil over rock means raised walls and terraces rather than deep cuts. Well and septic lots need an auto-fill with a backflow preventer, and equipment clear of the drainfield. With uplighting banned, the pool's underwater lights and warm shielded fixtures carry the night.

Questions about Dripping Springs.
Inside the city, the City of Dripping Springs Building Department: up to five business days to accept the application, first comments within ten business days after fees, and next-day inspections when requested before 3 p.m. The pool permit is $450 and separate from the house. In the ETJ it depends on the subdivision’s development agreement; outside it, Hays County Development Services. We confirm which applies by parcel before pricing.
Bedrock is usually within 18 inches, so excavation is rock and the shell sits on limestone. Lots are one to three acres in Headwaters and Saratoga Hills, which means long utility runs, and most are on septic with some on wells. The septic inspector signs off on separation distances before plan review, and the pool’s water surface counts toward the impervious-cover limit on your site plan.
Projects start around $250,000; most run $300,000 to $600,000. Here the drivers are rock excavation across the whole footprint, long electrical and water runs on acreage, dark-sky fixtures and a stamped lighting plan, the backflow assembly and placement rules on well and septic lots, and architectural review in Saratoga Hills, Caliterra or Driftwood Golf & Ranch Club. A vanishing edge on a ridge lot adds structure.
Six to nine months is typical. The city’s review clock is quick, but septic approval has to clear before construction review starts, an outdoor lighting inventory has to be filed with the permit, and acreage lots in the ETJ may need a second review under the subdivision’s development agreement. Rock excavation across the whole shell takes longer than a clay dig.
