Lots, soil and terrain in Bee Cave.
Inside the city limits, pool permits go through the City of Bee Cave Planning & Development Department, filed on MyGovernmentOnline. The submittal is a full package: owner approval letter, signed contractor memo, a cover sheet with the designer's stamp, a site plan showing setbacks, easements and any septic components, structural and electrical details, and a barrier plan. The city inspects in four stages, starting before we open the ground. In the unincorporated ETJ the pool permit comes from Travis County TNR Development Services instead. Bee Cave has been an International Dark Sky Community since 2023: deck and landscape fixtures are shielded and under 3,000 K; underwater pool lights are exempt.
Bee Cave sits on the Glen Rose Formation, thin alternating beds of hard and soft limestone under a few inches of calcareous clay, with Edwards limestone capping the high ground. The Bureau of Economic Geology calls excavation here “generally difficult”: the softer beds rip, the hard beds do not. We price rock excavation as a line item after the soil report, and the shell bears on rock, not expansive clay. Spanish Oaks lots are one to five acres on guard-gated ridges, some backing onto the Balcones Canyonlands Preserve. The Homestead off Hamilton Pool Road is one to nine acres on septic. Falconhead and Lake Pointe are quarter- to one-acre golf and lake-access lots.
The ridges face west and south with little shade, so the usual Bee Cave brief pairs a vanishing edge or perimeter overflow aimed at the view with a cabana against the afternoon sun. Impervious cover is capped at 40 percent of net site area for new development, which on a Falconhead lot sets how much deck we can pour. Under the dark-sky rules the pool's own underwater lights do most of the work after dark.

Custom pools we have built in Bee Cave.
Three of these five Bee Cave pools hang on ridge edges; the other two had to build the view on flat ground under oaks.

Cliffside Overflow
Ridge edge with nothing behind it → perimeter-overflow pool and raised glass-tile spa on the drop.

Hilltop Overlook
Steep fall from house to pool level → freeform vanishing edge below a covered terrace, reached by a stone stair.

Sunset Perch
West-facing hilltop in full sun → raised vanishing-edge pool with a cantilevered cabana over the view.

Sculpted Water Walls
Flat lot under mature oaks, no view to borrow → fluted water walls, scuppers and a pavilion under the canopy.

Travertine Lap
Long narrow yard → geometric lap pool with tanning ledge, raised spa and travertine deck.

Twenty minutes from the office the rules change: West Lake Hills, 25 percent cover cap; Lakeway, city permits and view overlay; Dripping Springs, wells, septic and dark sky; Spicewood, two counties, one lake.
Questions about Bee Cave.
Inside the city limits, the City of Bee Cave Planning & Development Department issues it through MyGovernmentOnline; in the ETJ it is Travis County TNR Development Services, and the city may add a non-point source permit. The package includes a stamped cover sheet, a site plan with septic components, and structural and barrier drawings. The city does not publish a review time; ask us for current turnaround and whether your HOA reviews first.
Most Bee Cave lots have a few inches of clay over Glen Rose limestone, with Edwards limestone on the hilltops. The soft beds rip; the hard beds are slow, and the Edwards cap can hide voids. We carry rock excavation as a priced line item after the geotechnical report, and the gunite shell bears on rock, which is good for a vanishing edge and bad for anyone who did not budget for it.
Our projects start around $250,000 and most land between $300,000 and $600,000. In Bee Cave the items that push a budget up are rock excavation, the structural work behind a perimeter overflow or vanishing edge on a ridge, retaining walls on sloped Spanish Oaks and Homestead lots, and septic setbacks that move equipment and plumbing further from the pool. A flat Falconhead lot avoids most of that.
Plan on six to nine months from signed design to swimming. In Bee Cave, the four-stage city inspection sequence, HOA architectural review in Spanish Oaks, Falconhead and Lake Pointe, and the pace of rock excavation on the hilltops are what stretch it. The city voids oak removal permits between February 1 and July 1, so a tree in the way can set the start date.
